New House Secured

Today I've signed a construction contract & handed over a 6,000 euro deposit for my new house. It hasn't yet been built, I'm buying it 'off plan' & it's going to be on a plot with 15 houses in total & quite close to where I live now. In fact it is a lot nearer to the beach & the sea - I would estimate approx a 10 min brisk walk.
Here you can see the artists impression. It's two bedroomed with an open-plan living, dining & kitchen area. It has a downstairs wc & an upstairs bathroom with bath & shower. I'm also taking up the option to have the oil fired central heating system installed. It will also have air conditioning.
To have the pool built in, as in the picture, would have cost me an extra 25,000 euro on top of the house purchase
price. This would take me over my planned budget because I also have to budget for the very high purchase taxes over here when you buy property (although buying 'off plan' saves a huge amount on the taxes) So I'm making enquiries about obtaining a surface standing pool, the same or similar to one that was at the house I was going to buy before. These are made by a UK company & come in kit form which includes everything. I've researched these on the web so I know the cost of the pools. I'm now awaiting a reply to an email I've sent to the company to ask for the weight & size of the packed pool components so that I can then obtain a quote for shipping cost from the same company I used to ship my belongings from the UK to here. I am hoping that it will be financially feasible to do this as I have got myself used to the idea of having a pool now. Apparently the pools are relatively easy to install & many of you know of my renowned DIY skills. So I would probably only need to get someone to do the electrical connections for the pump. I have already asked the construction co. whether they could lay me a concrete base if necessary as the surface pools need a level base & they would be able to do this.
The site for the houses is empty land at the moment as construction has not yet started. I've been shown around a house of the same design which is being built at another part of the island & is part completed. I've selected the plot where where my house will be built from the 3 plots that were still available. There is the actual purchase contract to also be drawn up & signed, this will include the stage payments I'll be required to make at various points during the construction. Completion is estimated to be between 8-12 months so I will remain where I am for now. As the house will not be far from where I live now I'll be able to follow the construction from start to finish & get photos at the different stages.
So all is not lost - as many have said, maybe the other house was for some reason just not meant to be. Also, because I am now going for a 'new build' house I will not be comparing it to the house I lost as it is completely different. So everything is looking up again :-))

  • Good luck on the new venture.
And keep any eye on the builders, at least it won't take as long as the airport.
